Pacific Growth Opportunity Fund 1, LP

The purpose of Pacific Growth Opportunity Fund 1, LP is to acquire foreclosed single family residential properties at significant discounts to their fair market value. Lenders have recently begun to auction these properties at a significant discount to their loan balance (50%-60% in some cases) in order to avoid excess inventory build-up and raise capital in the midst of the credit crisis.

The Company will fund all acquisitions with cash to minimize risk, transactional and carry costs. After acquisition, the Company will stage the property for immediate re-sale and market the homes for sale at a price below market comparables for a quick sale. This process will be repeated multiple times, at scale, throughout the year to compound investor yields. The fund will have a short 14 month lock-up period for advanced liquidity relative to similar investment product.
